Ladybird Living takes pride in being transparent regarding the services we provide and our fees. Below is a breakdown of our services based on the service level that most suit your needs as a landlord.
If you decide to opt for our Letting or Rent Collection service options, you can still benefit from management services included in our Fully Managed or Property Management service options on an ad-hoc basis when required. Letting & Rent Collection | 10% | The fee is calculated as a percentage of the gross rent payable and is deducted when rent is remitted to the landlord, for the duration of the tenancy term. |
Fully Managed | 15% | The fee is calculated as a percentage of the gross rent payable and is deducted when rent is remitted to the landlord, for the duration of the tenancy term. |
Fully Managed Plus | 18% | The fee is calculated as a percentage of the gross rent payable and is deducted when rent is remitted to the landlord, for the duration of the tenancy term. |
Short Let Management | 25% | The fee is deducted in a single instalment from the initial rent/s paid by the tenant and is calculated as a percentage of the gross rent payable for the duration of the initial tenancy term where the initial term is less than six months. |
Property Management | 5% | The fee is calculated as a percentage of the gross rent payable and is deducted upfront, for the duration of the tenancy term. (+1% if rent collection services are required). |
Vacant Management | On Request | Subject to your requirements, and a minimum fee of £200 per month. This pertains to vacant management for the long-term, before you let, or between tenancies. |
