Tips for managing your Airbnb remotely

Here are a few tips for managing your Airbnb remotely: 


1) Self-check-in / Key management 

Ideally, you would have a reliable individual who can meet your guests and check them in. In case you do not have anyone, who can meet the guests, a solution would be to use smart locks (either a smart door lock or a smart key safe). This will allow the guests to access the property without the need for someone to meet them at the property.  


2) Airbnb management software 

Having an Airbnb/ short-let management software is essential for anyone managing Airbnb rentals as it is a great way to keep everything organised. There are many different Airbnb management software including Lodgify, Tokeet, Your Porter and Hosty app.  


3) CCTV 

It is your responsibility as a host to indicate the presence of any security cameras around the property even if they are not turned on. If the host does not indicate the presence of all cameras before the booking, Airbnb will allow the guest to cancel the reservation and receive a refund. CCTV can be particularly helpful for remote property owners to monitor incoming and outgoing guests.  


4) ‘Guest Welcome Pack’ 

You should provide all guests with a welcome pack whether you are a local or remote property owner. The welcome pack should include: 


  • Instructions for waste removal 
  • Your welcome pack should contain information about local places to visit, public transportation, local amenities etc. 
  • It should be simple, clear, and easy to read 
  • Make sure you place the welcome pack in a visible place so that the guests can see it.  
  • Include any necessary details about the property, such as how the boiler/hot water operates, Wi-Fi passwords and troubleshooting tips etc. 
  • Include check-in and check-out procedures (which should also be in your Airbnb listing). 
  • Emergency contact numbers
