What to expect now that the Renters (Reform) Bill has not been passed?

Now that parliament has been discontinued as of May 24, it’s confirmed that the Renters (Reform) Bill will not be passed by the current government. This blog will outline what we can expect in the upcoming months since the Renters (Reform) Bill has not been passed.

Why Was the Renters (Reform) Bill Not Passed?

A general election requires that both the House of Commons and the House of Lords are dissolved to signal the end of the current government. Consequently, all pending bills must be passed and receive royal assent before parliament adjourns, to allow a new start for the next government.

The Renters (Reform) Bill was among many bills under consideration in the House of Lords. Due to unresolved issues such as section 21 no-fault evictions and the limited time before parliament’s closure, the bill did not become law.

Will Letting Agents See the Renters (Reform) Bill Again? There is a possibility that letting agents and landlords may encounter a version of the Renters (Reform) Bill in the future. This could happen if the Conservative government is reelected or if another government proposes similar legislation. However, the private rental sector is unlikely to see this exact type of bill again.
